Denver’s development has occurred at such a rapid pace over the past decade, it sometimes appears as if the construction crane has become the new state bird of Colorado. As much as we have seen the downtown area booming from our EBD office, central Denver is coming up just as fast. The multi-block location anchored at 9th and Colorado was previously the location of the Health Sciences Center for the University of Colorado, however in 2015, Continuum Partners and CIM Group teamed-up and broke ground on a new project, 9+CO. When completed, this innovative mixed-used development will cover the entire 26-acre site and include over 1,000 residential units, retail spaces, a new movie theater and much more.
The first building completed at 9+CO, a 319-unit luxury apartment building, came to be known as Milo. EBD developed the name to pay homage to the history of the area and Mr. Milo Smith, a developer and streetcar advocate who in the late 1800s was largely responsible for the expansion of the 9th and Colorado neighborhood. He also was among the first to build a streetcar from this neighborhood to the state capital. And after we were fortunate enough to hear the history of the neighborhood from Milo’s granddaughter, the name felt like a natural fit.
Once we had landed on a name, the design of the brand identity was drawn from Milo’s rail connection with the logo paying allegiance to a railway token.
At EBD, we understand when designing a multi-family brand that giving it a sense of history is pivotal because it’s not just an apartment complex standing on its own.
It is a part of a neighborhood where people have lived long lives, including Milo, his family, and currently, his granddaughter. We then completed a leasing website to highlight the building to new tenants.
Milo is built with luxury finishes for its studio micro-units as well as one, two and three-bedroom units so they would appeal to younger, established professionals with a higher income (on average, lower six figures). A few two-story townhomes that surround the building provide a place for older couples and starter families, as well. The Buyer Profiles EBD created included millennials, people moving to Denver, and couples who are downsizing or looking for an interim property while they renovated.
Units feature materials that reflect a Scandinavian inspired, sophisticated living environment composed of rich colors and textures.
The layered, industrial – yet contemporary – design features modern finishes such as stainless-steel appliances, Caesarstone quartz countertops, walk-in closets, in-unit washer and dryer, Kohler fixtures, modern lighting and balconies in select units.
Milo also caters to the modern Denverite, the urban and outdoor enthusiast. The building features complimentary coffee bars throughout, a bike and ski repair center, refrigerated lockers for meal and grocery delivery, as well as a heated, multi-lane, full-length lap pool accompanied by a hot tub.
