Meet You At Market Station

Market Station is a 1 block, 2-acre, mixed-use development at the corner of 16th & Market Street in Downtown Denver. It includes 85,000 SF of retail, 90,000 SF of office, and 225 market rate and luxury apartments. Innovative brick patterns by El Dorado Architects, market rate “micro” apartments, car stacking parking and an interior retail alley with an outdoor lifestyle focus called Basecamp are features of the project. This project by Denver’s Continuum Partners, lives up to their mission of “Creating human habitats of extraordinary character and enduring value”.

Market Station broke ground in Spring of 2018, and opened this Summer. EBD created the name and brand based on the location being a historic transit center, including RTD’s office, which remains today; and its connection to Union Station. To dress up the site while under construction, temporary signage with leasing messaging for the perimeter of the site was created. Retail leasing efforts for Basecamp focused on outdoor retailers, and were carried out with a digital and print brochure. An art program for the apartments was curated with the assistance of Colorado Photographic Art Center, and a graffiti art program was facilitated in the retail alley. The website kept the community informed of what was coming, and potential tenants aware of when residential leasing would begin. 

With everything complete, and a CO in place, residents, and office and retail tenants are rapidly moving in.

The temporary signage for Market Station was created from a material called Dibond. It has a great finish and a long shelf-life for projects where the fencing will be up for years. It stands up well to the elements, and also can be cleaned when tagged.

The Market Station brand typography was used in inventive ways in signage to be both out-of-the box but still fit into the strict guidelines of the neighborhood.

The Basecamp sign is one of the entries to the retail “alley”. The neon signage reflected that this development was an extension of the Union Station transit grid and its historic “Travel By Train” sign.

Focusing on outdoor retailers that both tourists coming into the nearby transit center and locals will frequent gave the development a unique leasing strategy.
